Short-Term Rental Agreement & House Rules

This Short-Term Rental Agreement (“Agreement”) is entered into between Shores of Panama 1626 (“Owner/Manager”) and the Guest regarding the rental property listed above (“Rental Property”).
This Agreement applies to all members of the Guest party. The Guest is responsible for sharing this Agreement, including all rules and requirements, with every person permitted onto the Rental Property.
By booking this unit, Guests acknowledge and agree to all terms, rules, and responsibilities outlined herein.

1. Check-In / Check-Out
Check-In: After 4:00 PM (CST)
Check-Out: 10:00 AM (CST) promptly
Late Check-Out Fee: $100 per additional hour
Entry Code: Expires at 10:00 AM on departure day
Departure & House Reminders:
Beach Towels:
Wash and dry any used beach towels before departure. A $50 fee applies if towels are left unwashed.
Dishes:
Load and start the dishwasher; do not leave dirty dishes in the sink or dishwasher.
Thermostat Settings:
Summer A/C 75°F ☀️ / Winter Heat 65°F ❄️
Trash:
Bag all trash and dispose of it in the garbage chute next to the elevator.
Personal Belongings:
Check washer, dryer, and drawers before departure.
Security:
Ensure all doors are locked and balcony sliding doors are closed.
Failure to follow departure instructions may result in additional cleaning fees.

2. Occupancy & Age Restrictions
Maximum Occupancy: 6 persons (children under 2 not counted)
Sleeping Capacity:
King bed: 2 persons
Queen sleeper sofa: 2 persons
Twin bunk beds: 2 persons (weight limits apply)
Primary Renter Age: Must be 21 or older
Spring Break Policy: During Spring Break (March–April), the property is restricted to 4 adults only, unless prior approval is obtained from the Owner.

3. Unit Amenities, Linens & Towels
Linens: 1 King, 1 Queen, 2 Twin sets
Towels: 6 Bath, 6 Hand, 6 Washcloths
Amenities: 2 TVs, iron & ironing board, vacuum, hairdryers
Beds: King (master), Queen sleeper sofa, Twin bunk beds
Baths: 2 full
Balcony: Large, private
Kitchen: Full kitchen with starter supplies (toilet paper, paper towels, hand soap, shampoo, conditioner, trash bags, Keurig pods)
Daily maid service not included
Towels and linens may not be removed from the unit
Laundry Note: Do not wash beach towels with linens; damage may incur replacement charges

4. Air Conditioning & Utilities
Keep all doors and windows closed while A/C or heat is operating
Do not set A/C below 68°F
Report HVAC or utility issues immediately to Owner/Manager

5. Resort & Beach Rules
Quiet Hours: 10:00 PM – 10:00 AM (zero-tolerance policy)
Balconies: No hanging towels/clothing, no yelling, no throwing items (felony: up to 5 years prison / $5,000 fine)
BBQ: Use designated grills only
Trash: No trash on decks/stairs; empty indoor cans at check-out
Plumbing: Flush tissue only; no grease or solids
Pools & Hot Tubs: No reserving chairs, no glass, wearable flotation devices only, closed 10:00 PM – 8:00 AM
Beach Rules: No glass, animals, metal shovels, holes over 2 feet, driving, or restricted alcohol during the month of March (Spring Break)
Wristbands: Must be worn at all times; replacement fee $100 per band

6. Parking & Vehicle Rules
Assigned Parking Space: #1626 (8th–9th floors, right side of ramp)
Vehicle Limits:
Max height 6’11”
Max length 18 ft

Oversized vehicles prohibited; unauthorized vehicles may be towed
Public Parking:

7. Pets & Smoking
No pets, service animals, or emotional support animals allowed
Violations: $500–$750 cleaning fee, eviction, forfeiture of rent
Smoking is prohibited inside the condo; allowed only in resort-designated areas
Indoor smoking fine: $750

8. Internet & Communication
Wi-Fi provided but not guaranteed due to technical/environmental factors
Resort-wide Wi-Fi available in lobby and pool areas
No refunds for internet issues

9. Damages, Breakdowns & Lost Items
Guests must inspect the unit upon arrival and report issues immediately
Guests are responsible for all damage/loss during stay
Owner not responsible for outages of appliances, pools, hot tubs, elevators, or utilities
Lost & Found: Guests pay shipping; unclaimed items discarded after 30 days

10. Liability & Assumption of Risk
Guests assume all risks associated with use of property (indoor/outdoor activities, water, steps, decks, elevators, wildlife, natural elements)
Guests 21+ assume responsibility for themselves and minors in their care
Guests agree to hold harmless and indemnify Owner from claims, damages, or injuries arising from occupancy/use

11. Security & Entry
Keyless entry code provided, active only during reservation
Do not share code
Owner may enter for maintenance, repairs, inspections, pest control, emergencies, or scheduled showings if unit is for sale

12. High Impact Period (HIP) Check-In
(28 March- 12 April)
During HIP, a Ring doorbell camera is installed at the property entrance for city compliance:
All registered adult guests must arrive together
Pause briefly at the door so arrival can be confirmed
Only guests who have completed ID verification may enter
Camera is used solely for verification and is not continuously monitored

13. Cancellation & Refund Policy
28+ days prior: Full refund (minus processing fees)
14–27 days prior: 50% refund (minus fees)
<14 days / early departure / no-show: No refund
Refunds issued only for FEMA-mandated hurricane evacuations
No refunds for bad weather, power outages, water shortages, or construction

14. Security Deposit & Houfy Protection
Houfy Protection: $5 per night (required)
Covers accidental damage only
Does not cover excessive cleaning, missing items, or rule violations
Guests responsible for damages beyond coverage

15. Resort Fees & Registration
Mandatory $81 resort fee (covers wristbands & parking pass)
Pre-arrival registration required at least 24 hours prior to check-in

16. House Rule Violations & Termination
Owner may terminate this Agreement for violations, including:
Parties or disruptive behavior
Excessive noise
Smoking indoors
Unauthorized guests
Violations of local or resort regulations
Immediate eviction may occur without refund, and law enforcement may be involved if necessary

17. Snowbird / Monthly Stays
Monthly stays require at least one cleaning per month
Guests may remain present during housekeeping

18. Governing Law
This Agreement is governed by the laws of the State of Florida
Legal action shall be brought exclusively in the county where the Rental Property is located

19. Electronic Acceptance
By checking the box during the booking process and completing a reservation, the Guest confirms that they have read, understood, and agreed to all terms, rules, and conditions of this Short-Term Rental Agreement for Shores of Panama 1626.
This Agreement becomes legally binding upon:
Guest’s electronic acceptance during booking, and/or
Payment of any portion of the rental charges, and/or
Occupancy of the Rental Property
No handwritten or physical signature is required.

Payment Policy
To confirm your reservation, a secure payment is required at the time of booking. All payments made through our website are safely processed via Stipe, a globally trusted and PCI- compliant payment platform, ensuring the highest level of security and protection for your personal and financial information.
Please note that reservations are confirmed only after the rental agreement has been signed and valid government- issued driver's license (DL) has been provided.
50% deposit required at the time of booking to confirm your reservation.
The remaining balance (50%) is due 30 days prior to check in.
For reservations made within 30 days of arrival, full payment (100%) is required at the time of booking.

As a security deposit alternative, Houfy Protect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy
We understand that plans may change. Our cancellation terms are as follows:

Cancellations made 28 days or more prior to arrival are eligible for a full refund of amounts paid, minus applicable card processing fees.
Cancellations made between 14 and 27 days prior to arrival are eligible for a 50 % refund of the total booking amount, minus applicable card processing fees.
Cancellations made less than 14 days prior to arrival, early departure, or no-shows are non-refundable.
All approved refunds will be issued to the original method of payment. Card processing fees are non-refundable, as they are charged by the payment provider at the time of transaction.
