HOUSE RULES

Welcome! We’re excited to host you and want your stay at Shores of Panama to be fun, safe, and relaxing. Please review and follow all house rules carefully.

1. RESPECT THE HOME

Please treat our home as you would your own. Be respectful of neighbors, furnishings, décor, linens, and all property contents. Leave items in their original condition.

2. WRISTBANDS

Property wristbands must be worn at all times while on the property.

Do not lose or damage wristbands.

Replacement fee for a lost or broken wristband: $100 per band.

3. CHECK-OUT

Check-out time: 10:00 AM (promptly)

Late check-out will be charged $100 per additional hour.

Departure Responsibilities:

Leave the condo reasonably clean and damage-free.

Remove all items from the refrigerator.

Clean food from kitchen utensils and cookware.

Start the dishwasher before departure.

Wash beach towels if used.

Secure all trash in plastic bags and dispose of it in trash chutes or designated receptacles.

Lock all entry doors before leaving.

Additional cleaning fees may apply if these steps are not followed.

4. QUIET HOURS

10:00 PM – 10:00 AM

This resort enforces a zero-tolerance noise policy. Excessive noise may result in warnings or immediate removal from the property without refund.

5. BALCONY RULES

Balcony yelling is strictly prohibited and considered a disturbance of the peace.

Do not hang towels, swimsuits, or any items over the balcony railing.

Throwing anything from the balcony is a felony in the State of Florida and will result in eviction and a police report.

6. AIR CONDITIONING

Keep all doors closed when A/C or heat is in use.

Do not set A/C below 68°F to support the building’s cooling system.

7. SMOKING POLICY

Absolutely no smoking inside the condo.

Fine for indoor smoking: $750.

Smoking is allowed on the balcony only.

Dispose of cigarette butts properly. No littering.

8. BEACH FLAG SYSTEM

There are no lifeguards on duty. Follow the beach flag system at all times.

Double Red Flags: Water is closed. Entering the water may result in a $500 fine.

9. OWNER’S RIGHTS

Owner reserves the right to refuse rental at any time.

Owner or representative may enter the condo for maintenance, inspections, repairs, emergencies, or pest control.

Guests may not refuse entry to pest control.

If the unit is listed For Sale, guests agree to allow showings by scheduled appointment with notice.

10. OCCUPANCY

Maximum occupancy: 6 people, including children.

Exceeding occupancy results in immediate eviction with no refund.

During Spring Break: maximum 4 adults, unless approved in advance or immediate family.

11. PARKING

Assigned parking space: #1626
(Between 8th & 9th floors, right side of ramp)

Vehicle Restrictions:

Max height: 6’11”

Max length: 18 ft

Max width: 8’6”

Oversized vehicles are not allowed.

12. PET POLICY

No pets or emotional support animals allowed.

Unauthorized pets result in:

$750 cleaning fee

Immediate eviction

Forfeiture of rent


13. AGE RESTRICTION

Primary renter must be 21 years or older.

ID/DL may be required at check-in.

Reservations made under false pretense are void under Florida Statute 509.41.

14. RESORT FEE

Resort Fee: $81

Pre-arrival registration is required and must be completed at least 24 hours before check-in.
You will receive a QR code for security to obtain wristbands and parking pass.

Includes:

Wristbands for registered guests

One parking pass

Wristbands must be worn at all times.

15. RESORT AMENITIES

Amenities may be temporarily unavailable due to maintenance or repairs. The owner is not responsible for outages and no refunds or discounts will be provided.

16. CANCELLATION & REFUNDS

28+ days prior: Full refund (minus card processing fees)

14–27 days prior: 50% refund (minus fees)

<14 days / early departure / no-show: No refund

No refunds for bad weather.
Refunds issued only for FEMA-mandated hurricane evacuations.

17. CANCELLATION DUE TO HOUSE RULE VIOLATIONS

Violations may result in immediate termination without refund, including but not limited to:

Parties or gatherings

Excessive noise

Smoking inside

Unauthorized guests

Policy or legal violations

Additional charges may apply.

18. SECURITY DEPOSIT & HOUFY PROTECTION

Houfy Protection: $5 per night (required)

Covers accidental damage only

Does not cover excessive cleaning, missing items, or rule violations

Guest is responsible for damages beyond coverage

19. DAMAGES & BREAKDOWNS

Inspect the unit upon arrival and report issues immediately.
Do not contact the front desk—contact the owner directly.
Prompt reporting helps avoid misunderstandings.

20. ELEVATORS

6 elevators on property

Peak season delays are common (June–August)

Elevators 5 & 6 are closest to Unit 1626

Avoid peak times (4 PM check-in / 10 AM check-out)

21. ENTRY CODE

22. EVICTION

No parties or disruptive behavior.
Violations may result in eviction, forfeiture of rent, and involvement of law enforcement.
Climbing railings, jumping on furniture, or unsafe behavior is prohibited.

23. HURRICANE & INTERNET POLICY

No refunds for weather

Refunds only for FEMA-mandated evacuations

Wi-Fi is provided but not guaranteed

No refunds for internet issues

24. INOCCUPANCY DUE TO PROPERTY DAMAGE

If the condo becomes uninhabitable prior to arrival due to unforeseen events, all rent and deposits will be fully refunded with no further liability.

To confirm your reservation, a secure payment is required at the time of booking. All payments made through our website are safely processed via Stipe, a globally trusted and PCI- compliant payment platform, ensuring the highest level of security and protection for your personal and financial information.
Please note that reservations are confirmed only after the rental agreement has been signed and valid government- issued driver's license (DL) has been provided.
50% deposit required at the time of booking to confirm your reservation.
The remaining balance (50%) is due 30 days prior to check in.
For reservations made within 30 days of arrival, full payment (100%) is required at the time of booking.

As a security deposit alternative, Houfy Protect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy
We understand that plans may change. Our cancellation terms are as follows:

Cancellations made 28 days or more prior to arrival are eligible for a full refund of amounts paid, minus applicable card processing fees.
Cancellations made between 14 and 27 days prior to arrival are eligible for a 50 % refund of the total booking amount, minus applicable card processing fees.
Cancellations made less than 14 days prior to arrival, early departure, or no-shows are non-refundable.
All approved refunds will be issued to the original method of payment. Card processing fees are non-refundable, as they are charged by the payment provider at the time of transaction.
